Q3 2012 Vail Market Update

Twenty properties sold in the Vail Resort community during the third quarter of 2012 on a total dollar volume of $46,746,000.  Average sold price per square foot was $1,060/sq.ft. and the average sales price was $2,337,000.  The highest priced sale was a 4 bedroom single family home at 486 Forest Road which closed for $6,240,000. 
 
Activity has increased in the resort; there were more closings in the month of September (12) than in July and August combined (8).

Twenty-eight properties sold in the Vail Resort community during the second quarter of 2012 on a total dollar volume of $82,336,000. Average sold price per square foot was $1,136/sq.ft. and the average sales price was $2,940,000. The highest priced sale was a 6 bedroom duplex at 405 Forest Road which closed for $10,250,000. 
 
Four properties sold under $600/sq.ft during the second quarter; the lowest price per square foot since 2001. A penthouse unit at the Christiania at Vail sold for $2,023/sq.ft.
 

May 2012 Vail Market Update

Four properties went under contract and ten properties sold in the Vail Resort community during the month of April on a total dollar volume of $19,932,000.  Average sold price per square foot was $946/sq.ft. and the average sales price was $1,993,000. The highest priced sale was a 5 bedroom single family residence at 1310 Greenhill Court which closed for $3,687,500.

Average sold price per square foot was $1,490/sq.ft. and the average sales price was $3,098,000. The highest priced sale was a 7 bedroom single family residence at 303 Mill Creek Circle which closed for $14,100,000.
 
Based on the current rate of sales, there is approximately a 3 year supply of homes in Vail, Lionshead and Cascade Village with an estimated market time of 314 days.
 

March 2012 Vail Market Update

Five properties went under contract and seven properties sold in the Vail Resort community during the month of February on a total dollar volume of $20,498,000.  Average sold price per square foot was $1,400/sq.ft. and the average sales price was $2,928,000. The highest priced sale was a 3 bedroom Four Seasons Residence which closed for $4,228,000.
 
Based on the current rate of sales, there is approximately a 3 year supply of homes in Vail, Lionshead and Cascade Village with an estimated market time of 281 days.
  

February 2012 Vail Resort Market Update

Eight properties went under contract and seven properties sold in the Vail Resort community during the month of January on a total dollar volume of $18,955,000. Average sold price per square foot was $1,655/sq.ft. and the average sales price was $2,707,000. The highest priced sale was a 4 bedroom Solaris Residence which closed for $6,400,000.
 
Based on the current rate of sales, there is approximately a 2.9 year supply of homes in Vail, Lionshead and Cascade Village with an estimated market time of 207 days.
