May 2012 Vail Market Update

Four properties went under contract and ten properties sold in the Vail Resort community during the month of April on a total dollar volume of $19,932,000.  Average sold price per square foot was $946/sq.ft. and the average sales price was $1,993,000. The highest priced sale was a 5 bedroom single family residence at 1310 Greenhill Court which closed for $3,687,500.
 
Two properties sold under $600/sq.ft during the month of May; the lowest price per square foot in our resort community since 2002.
 
Based on the current rate of sales, there is approximately a 2.6 year supply of homes in Vail, Lionshead and Cascade Village with an estimated market time of 349 days.
